We set up a personalized search that emails you every matching listing the moment it hits the market — the same data feed agents use, not a delayed portal.

Showings on your schedule

We verify each unit is real and available, then book efficient back-to-back routes. Most buildings require at least 24 hours’ notice for showings — we handle all of it around your schedule.

Application that wins

We assemble your file the way landlords want it: application, employment letter, pay stubs, credit report, references and ID — presented professionally. In multiple-offer situations, presentation wins.

Offer & lease, done right

We prepare the Agreement to Lease and the mandatory Ontario Standard Lease, negotiate rent and terms, and make sure every clause is legal and fair to you. Landlords typically respond within 24 hours — you won’t be left waiting.

Keys — and beyond

We guide the closing details — hydro transfer, tenant insurance, key pickup, booking the moving elevator with the concierge — and stay your resource for the whole tenancy: rent increases, maintenance, renewals.

Toronto rentals move on 24-hour clocks. Here’s the rhythm — and we manage every beat of it for you.

Hour 0

You sign the offer

We draft the Agreement to Lease — your name, the rent, the move-in date, and clauses that protect you — and submit it to the landlord’s representative.

Within 24 hrs

The landlord responds

Accepted, countered, or declined — you’ll know within a day. If there’s a counter, we negotiate it for you.

Next 24 hrs

Deposit & paperwork

A certified cheque or bank draft for first + last month’s rent locks it in. Many landlords ask for post-dated cheques — you can’t be required to provide them, and we’ll advise when offering them helps.

Move-in day

Keys in hand

Hydro in your name, tenant insurance arranged, keys picked up, moving elevator booked with the concierge. Welcome home.

Who pays us

Free for tenants. In writing.

When an MLS®-listed rental leases, the landlord’s brokerage customarily compensates the agent who brings the tenant. That fee never comes out of your pocket, and we confirm it in writing before we start. Our legal duties are to you — the tenant — from day one.
